How pressure washing pricing works
Most pressure washing crews charge per square foot for surface area, or per linear foot for gutters. Typical ranges:
- Driveway / concrete: $0.15 – $0.30 / sq ft
- Roof (soft wash): $0.35 – $0.60 / sq ft of roof surface
- House siding: $0.15 – $0.25 / sq ft of wall area
- Gutters: $1.00 – $1.75 / linear foot
These rates vary by market. Coastal cities and large metros lean higher. Rural and lower-cost-of-living areas lean lower.
Why roof pitch matters
A roof's actual surface area is bigger than its footprint on a satellite map because the roof slopes. A 6/12 pitch adds ~12% area, a 10/12 pitch adds ~30%, a 12/12 adds ~41%. If you quote a steep roof at the footprint size, you'll lose money.
Why a minimum charge matters
Your truck, chemicals, water, and time don't scale linearly with job size. A $50 job loses you money once you factor in drive time. Most crews set a floor of $150–$250 per visit regardless of surface area.
